Referring Partners get 1% finders fees for sending us investors and/or borrowers.
1% of first loaned amount for bringing CAP an investor. Renewable at 1 loan per year.
1% of first loaned amount for bringing CAP a borrower. Renewable at 1 loan per year.
CAP Partners collect anywhere from 0.5% to 2% of the upfront fees and 2% of the interest points paid monthly for all services provided to all parties.
HO3, annual paid in full.
We use a preferred attorney/title company to draft and record all documents and escrow all monies to/from borrowers.
After the first year, the borrower can renew for another year but each consecutive renewal is subject to origination points.
The investor has the first option to split the remaining rehab 50/50 with CAP, or defer it completely to CAP who will take borrowers position. Simultaneously, CAP has the right to refuse and solely liquidate the asset instead, as-is, as listing brokers, to satisfy the outstanding debt.
